Hi Guys

Trying to find financing under $60K  I have a couple of sellers I am speaking to and will determine if I will take the deal based on financing.

Any experts or past experience you can share?

Good stuff. New York is not easy but worth every penny and lessons you learn. My first New Jersey purchase was 34 Clinton Pl in Newark New Jersey...  You shared some valuable information. I look forward to what you have to say about Realtors and Financing

I drove for dollars then had my assistant get the owners names for the vacant addresses I found. I sent a Yellow Letter and the seller responded.

We set an appointment to have me view the house with him there. the house was rented

He and I agreed on price and we went into contract. I found a cash buyer and just that simple I made a quick  $8000 in less than 30 days...

Man I love this business.  I am working on my next deal...

Hi Teri

I d  lot of wholesaling in the Clayton and the Gwinnett areas but I have to admit I will go as where the deals are.

Right now I have a few deals in West End Jonesboro and Snellville.  I also buy nd hold.  Sometimes the motivated sellers I have end up giving me their other properties like I just closed a deal in Jonesboro and the seller referred his cousin in Thomaston and had another property pretty close to Savannah he wanted me to wholesale, 

What is you focus I would love to see how we can make it  win win connection

Chaim F  I have a couple of 6 families in Brooklyn as well. They were never tenants but act like they own the place. I had an attorney tell me we need to evict them just went through that in Valley Stream it took almost as long as a tenant eviction in New York. Its a lot faster in Georgia

Okay I figured I would hear the police would be no help  Even the seller said I would have to handle them..

I asked my son to help me out with  getting them to accept the monies I want to offer

Its January and I set some goals to do more deals in 2016 than I did in 2015 in New York and Georgia.  So I did more networking and more yellow letters over the Christmas holidays.  I found a great deal in Nassau and I was so EXCITED. Until I found there is a squatter in the house. The laws in New York are not like Georgia. The squatter has more rights, NOW, my question is who in the community has dealt with this issue in New York?

How many are actually attracting sellers or lenders online. I have attracted other investors or buyers from my Social Media. Even an out of  the country investor  who wants a second home and wants to pay cash.

But so far not ONE seller or Hard Money lender. So it made me wonder what do the seasoned investors use Social Media for?

How much time do you invest in Social Media?

Should I think I will attract any sellers online?
