I've found several properties in my area that I want to mail a yellow letter to. When I pull up the owners information from the county records the owners address is the same as the properties address, but the current person living there is not the owner. So in my letter do I address the owner of the property or do I address the person living there and hope they will give the letter to the actual owner?

I was told by someone that in order for any contract to be valid, you have to give the person signing it a copy right after it is signed. Is this true? If so, how do you solve this?

I am in the process of building my buyers list and someone told one way to find buyers is to find recently sold homes that were paid for with all cash. How do I find this information?
