It amazes me that folks dislike government programs that are meant to provide opportunity when it's for "others" and "those people". I sure hope you're not using any government-backed financing or government program to acquire your properties. If so, that assistance affords you an opportunity--a leg up to "get in the house-buying game" with a small down payment while paying for the property over time vs. up front. Imagine if we didn't have such GOVERNMENT programs. Where would most investors and house-hackers be? Renting, or saving forever? Disgusting.

Hi Nick Andrews I went through the same decision-making process for my first rental. I put a bid on a duplex in DC but was beat out by a cash offer. I ended up purchasing a SFR on short sale in the same neighborhood. My SFR appreciated significantly (over 100k) in the last 4-5 years. But by comparison, the same duplex was on sale recently for over 230k more than what it sold for 4-5 years ago (not sure what it actually sold for). Not sure that's the typical example but that deal showed me the power of cash. I stayed away from condos back then due to the limited resell market (harder to sell to a family). One lesson learned from performing my first eviction on another rental--I let 1 family tie up my entire income stream. Had it been the duplex, that wouldn't have been an issue. Something to consider.

Hi all, I'm Wendell from Washington, DC. I'm not new to real estate per se, but bigger pockets has helped me transform my mind from a passive buy and hold owner to a more long-term and strategic investor--this is my business, not just a hobby. I own 3-SF properties in DC (1 primary, and 2 rentals), and I'm looking to expand into multi-families or SFR if it makes sense long-term. I'm from DC and know the city pretty well (the entire city, not just the currently hot or trendy neighborhoods), so happy to assist folks who are less familiar.
