Additionally, on the topic of LLC's, Ive read a great deal of REI on here that choose to insure their properties through an LLC. I havent had much exposure to exactly what they are and how they work but I do understand that they are a way of holding your real estate assets as a seperate entity protecting personal assests. And in the event of a lawsuit only the LLC is at risk. But would an LLC be necessary for a person such as me only having one rental unit for the time being? Or would it make more sense to start an LLC once i purchase more properties and spread out the cost?What is the rough cost of opening and maintaining an LLC?

Thanks for your response Bill and Joe. Like you suggested i will dig a little deeper and check to see what the insurance HOA offers actually covers and go from there.

Im in the process of closing on my first rental property near Tampa. It is a townhouse and i will pay a monthly maintenance fee that will be placed in escrow and will cover the exterior of the building and the roof if it becomes damaged. So my question is what coverage will i need in the event that the tenant damages the inside of the townhouse? Also, other then liability coverage what other coverage would i need/should i get?

As a new investor and someone who is meticulous with keeping things organized I'm just curious how all you experienced REI keep your expense receipts filed and organized?

Hello guys,
My name is Eric and im new to the board. Im currently searching for my first piece of rental property in Tampa Florida. In the few days that ive skimmed through the forums of this site ive found alot of information and im glad to be a part of the community.

Anyone out there purchase The section 8 Bible recently? Its been over a week since i ordered it from their website and i havent recieved it nor have i received any kind of order confirmation/shipping information/response from their customer service. Anyone else have this problem?
