Hello all,

I am currently looking for MHPs to buy under $5.5 MM. I would like to get town water, town sewer, and high occupancy, mostly tenant owned homes. Which states are the best to look in?

Purchasees for $725k, 12 unit, spent $40k on renovations so far. I think value of property matters more than number of units in making that determination. Thanks.

At what price range properties are worth while to do cost segregation? Is it required to be completed by a CPA or engineer only? thanks.

My parents are in the process of selling two properties (single family) and they will close next week. They bought under their own names together. 

They have identified the replacement property (a 5-unit multifamily building) which is inside an LLC (call it ABC LLC). In the state of MD, if a property sits inside an LLC on its own and the buyer buys the membership of the LLC instead of buying the property directly, there is no recordation tax.

Will 1031 exchange allow buying of LLC membership under their own names? What if they each have their own LLCs, and each of these LLCs has a 50%/50% owner of ABC LLC?

Any creative strategy to avoid recordation tax and also permitted by 1031 exchange? Thanks.

Did you end up submetering? With RUBS are you passing down 100 percent of cost? How did you take care if complaints and make tenants feel it is fair? Thanks.

It was basically a "point the finger at other tenants for high usage each and every month" To their benefit in many ways I agreed with them as I wouldn't want to pay for other people who weren't responsible for water usage. Clearly the ultimatum is RUBS is free to implement and only costs a monthly fee to pay a company to do it for you or your own labor to do it each month vs. pay for a larger up front cost to install meters (that is not always cheap) and a monthly monitoring cost.

I own a 12-unit in Baltimore city where I pay all the water and sewer for the tenants. I am thinking of getting the system in place to submeter so the cost can be pass down to the tenants. It will be a project that involves some $$ investments. Is there a way to charge for water/sewer without the need to submeter?

Your SSN and EIN are two separate things and I would highly recommend that you keep them that way.

Yes - Get an EIN for the LLC and use that in all communications with the IRS, Contractors, Tenants, Service Providers, etc.

NO - Do NOT give your SSN to anyone that does not have 'right' to it (e.g. Bank when opening account). When you do provide it (e.g. applying for loan in your own name), make sure they are a reputable company.

Unfortunately identity theft is a real thing and can really screw up your life for year and years once it happens.

Hi fellow investors!

I am closing on the purchase of 12-unit building this week and the property will be inside an LLC. Do you typically apply for an separate EIN for each LLC? Or just use your own SSN and keep it simple?

I am shopping for landlord insurance on my 12-unit building. What level of deductibles (5k, $10k, etc). do fellow BP investors choose? I am thinking $10k.
