 Yeah, 

SOD, I can do it but what a pita.  Yes, it took my lawn from dead brown to pretty green in about 4 hrs.  

@Rob Pool I'm acquiring properties in the same neighborhoods. Problem I have right now is that my full time job which is high level federal job, is honestly slowing my growth down, so I'm debating leaving my full time for real estate. Also, thus far I've been using my own money, im finishing more homes that have profit than i have money to play with. So I'm entertaining the idea of JV's in the near future.

I hear ya'. Same here -- my full time job (IT contractor) definitely gets in the way of getting as serious as I'd like to in REI. I'm planning to make the jump into full time REI in ~1.5 years.

Nice, @Todd S.

I've been doing some analysis on the area over the past several months. Sounds like you've got a pretty good deal for a first flip. Buying a 3,2 was smart. There a lot of 2,1s in Dundalk that go for cheap, so it's tempting to purchase for a flip, but they're not big sellers in the area (and not really in most places).

I'm currently investing in the Dundalk area, as well. (I've got a rental property on the market at the moment and looking for more B&H's and flips). I'm looking for a flip, there, now.

Where is your flip located, if you don't mind me asking? Would love to check it out once you make some progress.
