@Jonniel Gaviola could you not get a mentor while you are in school? Or maybe get a job as a realtor and a mentor, kind of depends on what you want. Do you want to work in the field of your degree. Do you want to be full time real estate? A degree can definitely help you in any traditional job but isn’t necessary as an entrepreneur. Whatever path you choose now you can always change later. Sorry I couldn’t really answer but good luck whatever happens!

@Jack Hritsko it doesn’t really matter what you send it matters more that you are consistent. Mail your list at least once every 4-6 weeks for a year and you will get results. Try changing what you send postcard, handwritten, yellow letter, professional letter, etc and see what gives you the best response rate. Good luck!

@Noah McPherson depends on your goals and abilities. I personally don’t want to deal with lath and plaster walls so I set my home maximums age to after 1960. Or if you are looking to use seller financing you’ll want to look for high equity. Personally if I drive for dollars I only take in consideration what the house physically looks like that is the advantage you get from physically seeing the house. All those other things can be filtered through a list from list source or other places. Best of Luck!

@Dennis Bethea it’s essentially just a group of people that meet and help discuss how to elevate one another and solve each other’s current problems. I’ve seen some active threads on here about people starting masterminds, you could buy the intentions journal from BP I believe they will put you in a group when you buy it, or you could just network at local meetups and create one there, then there are paid masterminds I believe I’ve seen david greene advertise his on Facebook. Lots of different options! Good luck!

@Giovanni Tortora I’ve had a lot of success with local banks and credit unions financing small loans. I called 20 of them and made spreadsheet of who would work for me on my first 38k deal. Best of Luck!

@Andrew Ramos yes reonomy is definitely geared towards commercial, prop streams specialty is 1-4 units. You should look into splitting a membership with others that want the service to help bring the cost down.

@Andrew Ramos any small multis you see driving around take a note of on your phone, especially if it looks distressed. Also, You can pay for services through list source, prop stream, reonomy, and many others. I’ve used all three of those and can vouch for them. I would suggest Anson Young’s “Finding and Funding Great Deals” it really is a gem of a book when trying to learn how to find the deals you want. Best of luck!

Agree with Nathan G. Also many property management sites offer screening tools that you can pay for or charge tenants with an application fee. Most helpful thing for me finding good tenants has been calling the last 2-3 landlords and asking them about applicant.
