I appreciate you saying all that and I agree completely. I would like to buy some npn notes but I'm having a difficult time finding them, can you point me in the right direction? What is the current state of the note market by the way?

Hi all, recently several of my mortgages were purchased by Freedom Mortgage. I realized today that somehow the payment amount on at least one of them was increased by about $50, creating a late payment fee. I'm in the proceas of discovering why right now and was wondering if anyone has ever encountered this problem. I'm considering refinancing all the loans to get away from this company based in some terrible reviews.

It seems like a great idea, just vet your prospective tenants well and be clear about your expectations once you settle on someone. I use Smart move by transunion to qualify tenants, seems to work well. I let them pay on their end.

I've used CL successfully in the past and also Zillow more recently. This last turnover was rented using Facebook marketplace. I got a lot of interest and finally settled on someone from that source. An added bonus is you can view their profile.
I'm considering installing a mini split heat pump system in one of my rentals currently. Maybe something to look into.

On a one year lease I have a tenant holdover clause in the lease where I show the increase (3%) after the first year. I tell the new tenant that it will be my right to charge the new rent rate at that time but I may keep the rent the same at my discretion based on how the tenancy goes. I think it creates a carrot on the end of the stick effect. I usually start with top of the market rates anyway so I usually don't raise the rent.
