Good deal, what made you invest in the Newark area?  I am assuming your out of state since your profile shows Maryland. I am an agent also in Zanesville and have been helping another investor from the Atlanta area. He was originally from Zanesville.

I also have my own rental units all in the Zanesville area. Property investment is the best gig around!

Call an equipment rental company called Sunbelt Rentals. They can give you the names of regulars who rent from them.

I also end up going with my gut many times in the end. I have 36 units all in a lower end of town. My rents average 400-650 and the applicants are not A-B class tenants. Generally most have stories and records and  I am forced to make a gut decision. I just stay on top of them and post the 3 day notice day 1 their late and enforce the late charges out of the gate. It is extremely hard to stay within income guidelines since many of my tenants income are lower end. I do limit my rentals to a max of 2 people per bedroom so I can eliminate a family of 8 trying to rent a 3 bedroom.

When I was 12 I had a paper route in White Cottage, Ohio. I spent most of my money on music CD's back then. If I only knew then what I know now!

My first deal was 10 years ago off the MLS. I purchased a duplex directly from another investor. I paid way to much for it and had horrible bank terms, but the knowledge I gained through that deal was worth every penny!
