We normally have been using our cash to buy, reno, and hold houses for rentals. Recently, my neighbor approached us about buying her home. It needs extensive renovations, and we would probably flip it once finished. There is a return of about 16% and annualized 33%. one of my close friends recently offered to fund any projects we were going to do and since i dont have much expereince in getting loans what is the normal return i should offer them for a loan of about 400k over a 6 month time frame (purchase-reno-sale)?

We normally have a system to furnish mid-term rentals but recently acquired a property that we were going to do LTR and now have decided to do MTR. What is a fast way to furnish 3 beds, end tables, two couches, linens, 2 coffee tables quickly. Does anyone have a list from ikea or wayfair or some go to place?

I own a house in the Wellswood neighborhood across the river from Seminole Heights in the city center of Tampa. We are looking to sell and wondered if it would be better to sell "turn key" with furniture and renters or turnkey with furniture or neither. It can be used as a 4/2 with a private attached studio, or as 4 room rentals with a separate studio (which is what we currently do) or as a 5/3 SFH.
