We have a five-bedroom house that will be a co-living space with room rentals. We are looking to install keypad door locks / levers or knobs (not deadbolts) where the access passcodes can automatically be changed when new tenants come. What would you recommend for the wifi door locks and the software to run them

Hi Waylon.  A lock that I have used in the past and really like was Yale Assure Lock 2.  Each lock is operated by (4) AA batteries.  It is wi-fi and has the ability to set, change, or delete codes from their app and is extremely easy to do.  There is also a feature for the lock to automatically lock after a set duration.  This can be toggled on or off.  Install is super simple as well.  Best of luck!

Tyler

Tyler, Thank you for that advice. We wanted to bring both the internal room rental doors as well as the 4 external doors all on the same platform but it seems very pricey to do so. We just installed the Schlage encode wifi on the exterior doors and then the Fitnate digital smart lock knob on the interior doors.

I use Hospitable for my STRS and MTRs!  It makes it super easy to automate messages, notify my cleaners, and keep track of the calendar!

When I get a mid-term rental booking from insurance companies or travel nurses, I just create a "direct booking" inside Hospitable and it'll automatically change the door lock codes and send it to the guests too!

Happy to answer any specific questions as well!

@Bailey Kramer if you were to offer not only your typical 3 month rental with travel nurses but also one-year leases would you still stick with hospitable? Also with Hospitable do you load your listings in airbnb and pull them over?

You're welcome. Please feel free to ask any follow up questions. I'm happy to help!

Allen, Do your smart locks connect to a pms or third-party software so you can change the lock codes automatically? if so what door locks do you use and software? we are doing room rentals on a 5 bedroom house for MTR .

Quote from @Alex Sanfilippo:

Hello, one of my projects is student rental condos. I am thinking about having smart locks put in. I have been looking at this one, http://www.kwikset.com/kevo because it appears to be the best on the market right now.

Has anyone tried this? Or does anyone already do this?

I have a cleaning service that comes monthly, I'd like for them to call me so I can remote unlock, and also if any maintenance is needed, same thing...

Anyway, I'm just looking for some general comments on smart locks.

Thanks!

I'm House hacking my first SFH rental property and I plan on moving out after a year. Does each room need a door lock with key for safety reasons, or should I just keep privacy knobs installed? Is it worth the time and money to change out the locks? What door locks do you recommend (key vs touch key)?

Sim, Which lock did you settle on for your interior doors?

Backing up what everyone else says with Schalge Encode.  We have them on 80 properties with very few issues.  It also easily plugs into PMS or automation softwares like Lynx or PointCentral which will help you scale, if you plan to do so!

Andrew, Would you suggest the schalge encode for room rental (interior) doors as well?
