Does anyone use a Virtual Assistant to perform cold calls or to perform other duties? If so, how affective is it and where/how can I find a good one?  What is a good rate to pay?

I have some money to invest. I did a direct mailing right before the coronavirus outbreak. I did receive a few leads.  I also have been preapproved for a loan. What should I be doing, right now to get a deal?

With all of the issue involving Covid-19, are there still being deals done, especially with the prospects that a property might be purchased and you wont be able to get renters in there or worse, you purchase a property with renters and they are not able to pay because they are not working?

The area that I live in needs 400 Section 8 units by the end of December. I am thinking that this is an opportunity. Any thoughts?

Are you attending any local meetings with other investors? Comparing notes and listening to what they are doing?

 John, we have a real good meet up here in my area. I am a member and I do attend. I am better with attending now. I do listen. My issue is probably networking. I really need to get better with that. I also need to starrt taking massive action. I know what neds to be done. It's just doing it, with confidence.
