Im a little cloudy on how a wholesaler gets paid. I have heard wholesalers its through an assignment fee, which you the wholesaler determine using a formula and i have heard wholesalers says its from the difference of the offer accepted from the seller and the offer accepted by the buyer.Just wanting to Know how it works.

@Matt Whiteside

Difference? Are you talking about the difference from what you offered the buyer and what the seller wanted.

Im confused, so you assigned the House underneath a contract for 5000 and They offered to buy The house for 31 as a final offer that you had accepted.

Thanks Melissa for the response. I Am trying to get homes underneath contract but is it better to find buyers first rather getting a home underneath contract.

this has always been a cloudy thought of mine,so do you negotiate on a price as if you were buying or do you take the askers price and find him a deal with one of your motivated buyers.

I don't know why but i have this sense of fear every time i feel like taking the iniative to getting started in wholesaling in my area. I believe this is holding me back from moving forward But is there any advice to just forget about this setback and actually dip my feet in the water.

If I know what my buyer's criteria is, then I just have to fill orders.  The key, is to find a number of buyers that are actually players...not just tire kickers.  Once you do, Wholesaling can be very profitable.  Depending on your market, it can fund your own properties using all cash.

Very similar to the above, but has some different verbiage. I use it on all my purchases that aren't done through agents. Seems to work. I just carry them with me and fill them out on the fly if I get an offer accepted.
