@Joe Kalis I'm not sure if it's something that's taught. I guess I should have elaborated more when I said targeted door knocking. I'd basically be targeting people who were being foreclosed on (whose house was going for auction) in the next few weeks.

I think this group would not really have as much time to respond to mailers. Also, I think someone (me) coming to their door to basically give them one final opportunity to avoid all the negatives of foreclosure, a d get them some money in their pocket at the same time could be just what they need.

Hey guys,

I was planning to attempt targeted door-knocking as my initial strategy, and I think I get what to do when the conversation gets going (find out what their situation is, listen listen listen, talk about how I could help them, be genuine), but what do you say when they open the door?

I don't want to sound like a door-to-door salesman, and I was hoping someone who's had success with door knocking could give some advice on what they use for their "script" in this situation.

Also, if the attempt is successful, what contract do you use and do you suggest having a computer/printer in the car to get it under contract in the initial visit? I was told to use the standard realtor contract, but I assume I would (and could, right?) put some sort of clause in there like, contingent upon CFAT (cash flow after taxes) analysis...or something like that?

Any suggestions from people who have had success with this tactic are much appriciated.

When I'm getting started setting up entities, would I be talking to my attorney or my CPA? My thought is CPA since you want to structure your business to take advantage of the tax reduction benefits.

And regarding contracts, isn't there a cheaper way than doing those with an attorney? Like a realtor or title company that is investor friendly?

Hey guys,

Sorry for my ignorance, but after reading a bit, I still don't understand what a real estate attorney does compared to a "real estate investing-focused" CPA.

Can someone shed some light on the differences and whether or not someone needs both or just one or the other?

Wow! That's awesome! Do you think that's just in certain markets? I'm in Texas, which is hot right now, but I just can't imagine that a 20% increase in price here would actually help a sale.

@David Krulac So you're saying that it is against the law if someone has 7 month old twins (one boy, one girl) for them to sleep in cribs in the same room?

That can't be right.

My wife and I have a 3 year old too (and a recent New Years baby). She stays home with them so I know it can get to be very challenging at times :)

Think about investing in a multi unit and living in one of the units. That way you reduce you expenses while increasing equity.

I speak based on discussions with realtor/inverstors and what I've read; not from personal experience yet.

But look at the comps. If the other houses in the neighborhood have them, get them. Buyers will expect the same as the other houses.
