Marsalis is the nearest street.....it's not section 8 and the renter wants to sign another year lease and said they wld even like me to consider owner finance?

it's in the South Dallas area......the neighborhood the home sits in appears to be well kept brick homes.... You go a few blocks and your into older frame homes ..... Most all the homes have bars on the windows, which kinda scares me.......the bottom line is Its a nice brick home in an area of town I wld not live in, but the numbers make sense.

I had a wholesaler bring me a deal that has amazing cash flow, but is in a not so good area of Dallas. The house actually has a good renter in the home paying 1300 month.....The home is listed for 65k and needs no work.....the neighborhood Is an older established neighborhood, but one mile in either direction, not so much......the house is going to cash flow 600-700 month......any advice greatly appreciated......I do own 7 rentals, so not new to this, just new to this type deal.
