@Brad Noe as far as a property manager goes what are the specifics you're looking for? full on management or just somebody to call on when you have a issue? And as far as wholesalers I haven't met any yet. I am personally an active cash investor and so is my mentor. Jeffersonville is great for rentals once you find the deal. I'm picky and demand the 2% rule

@Wes Singleton pertaining to the insurance rates I believe there quite reasonable. I personally only own one rental house which is a 2/1 SFH which runs me about $400/yr in insurance.

I manage properties in jeffersonville, Clarksville and New Albany, The laws are landlord favored and I have no problems renting the properties out to a good tenant base. The properties typically rent the same day I post the craigslist ad, pertaining to class b,c properties.

I use a guy named Roberto. 502876-6293. He's always done a good job for me.

I bought this house from hubzu.com won the auction for a 2 bedroom 1 bath detached home. 900 sqft. I'm going to rent it for $675 a month. I still have to put new kitchen in it and AC unit because the old owner took them when she got foreclosed on. I'll be doing that this weekend and have it rented by next week. I'll be there later and take some pictures 

After listening to bigger pockets and grant cardone I finally pulled the trigger on a SFD in Southern Indiana for 44k...ill have it rented by the end of the weekend and will be buying more and more properties from here on out. 👍🏼👍🏼
