Having some concerns with my property manager in independence, MO. I closed on my property about two months ago and they’ve had the keys since. It is a 2 bedroom/1bath with a bonus den room. Originally listed for $949.

We’ve dropped the rent down to $899 and also offered a free month of rent recently due to only one showing in the two months. They are saying Sept and October are the slowest months and to keep steady.

Should I be concerned here that it seems like very little activity to me? Is this really this normal during these months?

They’ve also recommended that I get a fence around my property so that renters with pets can let their pets roam around in the yard. They said they are trying to get me a quote but haven’t heard back in weeks, even with me pinging them. Is it my responsibility to go get the quotes or is that within the responsibility of the PM?

Hi BP,

I've been looking doing the BRRRR strategy on my first property in Kansas City, MO with a wholesaler and I am fairly interested in moving forward with it.

Just a quick question, when you're not dealing with a buyer's agent, do you typically hire a lawyer to review the contract documents to make sure that you are covered properly?

The way that I understand the process is:

  • wholesaler drafts contract with contingencies such as inspection, title search
  • I review and sign - with a lawyer? 
  • property goes to title search and if all works out, I wire the money and the deed becomes mine.

Hello BP,

I'm a new investor looking to get started investing in single family homes in Kansas City, MO. I current live in CA and like many others, have to look elsewhere. I've picked KCMO after running some census data through an analysis and evaluating the economic indicators for growth.

I've read David Greene's book on long distance investing and found it really helpful and insightful in providing a great framework for the BRRRR strategy. I also took a visit out to KCMO a few weeks ago and found a few good neighborhoods that would be worth investing into, and I'm getting pretty excited to start my journey.

I have a few questions that hopefully someone might be able to help with:

-do most investors use real estate agents to find their deals? Or do people use wholesalers?

-does anyone have any recommendations for agents or wholesalers who would be interested in working with me?

-does anyone have any good property manager recommendations?

Any help would be much appreciated!
