It is really a COVID19 hardship or you don't know. If it's non Covid then you may have some luck to get them out. 



@Steve K.  I have a follow up call with my PM on Friday.  I'll ask them but it's not their first rodeo.  In any case, I greatly appreciate your suggestions.  Thank you.

Have not paid July and August.. Arkansas .. supposedly landlord friendly.

What Gary said above..  is this legal and can it really be enforced?  I have a tenant in AR not responding to repeated communication attempts by our PM and we're ready to evict.

I have been investing with Turnkey Invest Properties (Alex Craig and his Memphis & LR Team) since fall 2017 and have been very happy overall with the performance of our portfolio so far.  Pretty much as advertised on the website.  Things do go wrong from time to time but I have always been impressed by the team in helping to make things right in a very fair manner and the policies they have to help the investor ( see their self-sustaining property page).

@Richard Smith , are you talking about Alex Craig's company ? If yes, why do you feel their rehabs are shoddy lipstick on a pig? Please provide specifics. I've been investing with Alex Craig's company for over 2 years now and have found their rehabs to be very good , addressing deferred maintenance.

Resurrecting this old thread...

I live in Northern CA but own SFRs in Memphis and AR.  With two recent quakes in So. Cal, I could not help but read more on the New Madrid faultline .  It seems like there is lack of consensus on the risk level of New Madrid fault line .

Most of my SF rentals were built in 60s to 70s and my impression is that the homes were not designed to withstand a magnitude 6.x or 7.x?   Anyone have insight on this?   If the answer is "yes," has anyone taken measures to retrofit ?

Thank you everyone for the input!   I took the feedback, discussed with my PM and we both agreed to remove the GD.  The PM made sure the tenant understood that she would be responsible for any plumbing issue determined to be tenant negligence.     The tenant seemed to be delighted and was ok with the disclaimer and asked to renew the lease.  So it seems it has worked out .

I have a SFH rental (no septic tank) professionally PM'd and the tenant is complaining that the GD keeps breaking and actually wants it removed or else they will move out (seriously ?). The first time repaired last May , the root cause was not documented. The 2nd time , it was documented that there was glass.

I've read older threads on this forum like this one where it seems most people recommend not having a GD as it is an item that breaks frequently and is a repeat hassle.   I thought about having the PM putting language in the lease agreement for the tenant to not let food go down the sink , tenant would be responsible for any kitchen sink clogs going forward, and perhaps require use of a sink strainer but given there was glass found during the 2nd repair, I am not sure how careful or compliant the tenant would be anyway.

In addition.. let's say there is a clog in the kitchen sink with no GD, plumber takes care of it,  is there any concern about the impact to piping long term should residual food waste be allowed to accumulate in the pipes?  I am more concerned of big plumbing bill down the road .
