Hello BP

I am new to the wholesale and flipping game. I am about to get my real estate license (will be an investor friendly realtor in a week) but it was more or less to learn everything I can to be an affective investor and realtor. I have come across some land and I know how to determine the ARV and the formula for wholesaling properties. My question is how do you evaluate land. Do you go by the tax assessment that may not be fully accurate or do you compare it with other land like you do with comps? I've seen several ways but want to know the most efficient way to assess the value. Any help would be greatly appreciated.

Use DIVI theme. It's flexible or go with a real estate theme. I am a wen developer and I went with oncarrot. So much easier. But if you have questions I will do my best!

@Daphne V. iframes. Oh how I loathe them. Kind of outdated and may cause you problems in the future as far as flexibility. Wordpress is much easier to use especially if you want to add new features with ease by simply uploading a plugin and customization. Once you get the hang of it maintenance is very easy. I think you limit the advancement of your site in the future by going with Wix in my opinion. I strongly suggest oncarrot. It's based on wordpress but all the features you need are within their package. It's a monthly charge or course. But whatever you choose. Think about future enhancements that can bring in leads.

No problem. There is a theme called AgentPress and there are a lot of other themes for agents too that already have the functionality for IDX integration. You can get someone from Upwork to set everything up for about $100. I think you probably will be a lot happier in the long run that using Wix.

Yopu can send a PM if you need some tips. I was developing those sites for agents for about 4 years but now I am flipping houses full time...

I agree. Someone else suggested oncarrot. Can't install plugins on oncarrot Wordpress but everything is pretty much built in. To customize you will have to use the custom CSS which should be under appearance. I am a senior web developer by trade. Let me know if you have any questions.

I am not an attorney.

VA usually has a 5 Day pay or Quit notice. Unlawful detainer. Research VA laws for landlords.
