The only two options given when doing a search is to: 1. search the terms only in the message, or 2. search the topic AND message. I really think it would be a HUGE help if you were able to search by only topic. As someone just looking for info now, if I do a search for "phone service," I'm going to get a long list of pretty irrelevant info, most of it not discussing phone service at all.

Obviously, that leads me to ask questions in a forum, when it's possible that someone has already asked about different phone services and sparked a 1000 reply thread. And that leads someone to suggest I do a search, and we're back to square one. The topic is where the most detailed info is, and to be able to search ONLY topics for the word "phone" would give me an incredibly shorter list, be able to get me the info needed, be able to spare the forum another unnecessary post, and make everyone happy.

So, how about it?

Thanks for all the responses. I thought I'd update a bit. After going three months without finding a decent job, I did finally convince someone to give me some work that I enjoy. So now I do have more than $50, although not much. But I'll have no problem buying marketing materials and whatnot now. However, my new problem is that my job involves traveling away from home for 1-5 weeks at a time, and then only being home for 1-2 weeks, so this is going to add a challenge, but I'm going to try to figure it out as I go.

As someone trying to get started in RE Investing, the last remaining issue that confuses me is the general home inspection, determining what needs work, how much work it needs, and most importantly, how to avoid buying a money pit.

If anyone has read any books that they like on the topic of going through a house, and the methods to look for what needs to be repaired, and especially how to inspect things like foundation and other deal killers, I sure would appreciate a recommendation. Thanks in advance.

Sometimes when browsing houses for sale, I'll see the term "legal duplex," which would obviously seem to imply that there is such a thing as an illegal duplex. So, my question is, if I had found a single family house that I thought would make a wonderful duplex (obviously taking into account what I would imagine is a large construction project), where would I go to find out the rules and regulations? Is there generally a specific place that I can go and ask, or better yet, get a copy of stuff like this?

Thanks a lot dafly. I think I'll try going to check that info out for myself, and start to get a feel for that process.

My thoughts about using a realtor though is that I'm not sure how much business I'm going to be doing with any of them. Are they really going to want to take calls from me and spend their time digging up numbers and talking to me when there is most likely not going to be anything in it for them?

Just wondering where I might find things like median home prices in a region, average number of days on market, vacancy rates, and anything else I can get my hands on. Any suggestions?

Wondering if rehabbers or any other retailers could offer opinions on what makes a wholesaler pleasant to work with? Obviously, making sure you get a good deal, but what makes you want to work with a wholesaler again, and what has made you not want to work with one again?

Dotty, first, you do have a great smile. Second, you can absolutely bet that I am going to be putting a picture on here soon.

To Tony, THAT'S what I'm talking about. Some people have definitely taken it to ridiculous lengths. And nothing would make me personally want to do business with someone more than seeing a Dogfish Head logo in the background. Ever consider doing business over World Wide Stouts?

My goodness. If you think gurus should be honest, what's next? Asking your politicians not to lie? The only business in the world is the business of making money. They are making money, and you're sitting around talking about making money. If you want to sit and blame your lack of success on your area or gurus or Katrina, you'll never get anywhere. Take that energy and figure it out, or don't. We know that there ARE people making money from wholesaling, so why not you? If you have a reason, then why not figure out a way to circumvent that reason? If you have a square peg, and you're trying to get it in a round hole, complaining about the situation isn't going to make it work. Either find yourself a round peg or a square hole. Ya know?
