You should take it on if it's a good deal. It should be all about the numbers. You can't look at your desk, with 100 possible deals, and say to yourself "Where is that ONE in here?"

Maybe you have 100 out of 100 great deals. Maybe you have zero. If you have a property with a list price of $49k and a comp of $179k, you're going to need to figure out an amount for the rehab work. Is a total renovation for it $50k? Or is it $90k? Have you been in touch with a contractor? Have you researched the comps? Are they from 18 months ago? Are they from houses less than 10 years old compared to your property that is 100 years old?

I'm wondering how most people deal with inspections and appraisals when wholesaling. Do you pay for them, and use that almost as a service to the end buyer? Or does the end buyer pay?

For what it's worth, I have never done anything yet in real estate, but one of the podcasts that I listen to (Get Real Real Estate Investing) once had what I thought was a great tip. When knocking on the door, first thing you say is "Hi, blah blah blah, and my company sent me down here to speak with you." That makes them think you're just another working man, instead of someone trying to profit from their hardship.

I've bought my domain name, gotten my phone number, and now about to order my business cards (and then the real work starts), and was looking for some opinions on what everyone likes to see in a business card. There are a few specific questions that I'd like to see input on:

1. The material options seem to be uv coated or non uv coated, and with non uv coated, there are different weights of paper. My personal thoughts on this are to go with a uv coated card to use for marketing to find the motivated sellers, and a non uv card for networking with other investors (I'm looking to start by wholesaling), for the reason that it seems like if other investors want to write a note on the back, they'll be able to on a paper card, but not so much on a uv coated card. But any other opinions here?

2. The layout and format: Obviously name, phone number, email need to be included. Personally I'd prefer not to include my home address, since I'm still a bit of a transient (please don't take this as an invite to sell me a house), and waiting on a PO Box. Some people say that I should put down what I do, but I'm not really sure what it is that I do. I WANT to wholesale, but then answer the door whenever opportunity knocks, meaning that I'll retail if the right deal presents itself and the private money is available. What do you guys put for this? Wholesaling Real Estate?

3. Picture or not? A design or just the basic info?

4. As far as dos and don'ts, I'm sure there are a million. Any tips that anyone can be dinclude here are greatly appreciated, and hopefully can help me and anyone that does a search for "business cards" that might be interested in this topic.

Post: Phone service to handle calls

I looked at a lot of services, and finally went with a prepaid Verizon Wireless account. I think it will be temporary until I get going, but it is month to month with no contracts, relatively cheap, and I can forward it to my personal cell phone without giving out my number.

The disadvantages are many though: when it is forwarded to my personal cell and goes to voice mail, it goes to my personal voice mail instead of reverting back to the prepaid account's vm; it means having another cell phone; and I had no choice in picking my number. But I did get a local Portland OR number, which was unavailable through Ring Central and a few other providers.

Obviously, you're talking about 800 numbers, so everything I've said has no bearing on you, but just in case anyone else was wondering. In the future, when I am able to get a more secure and steady internet connection, I think I am going with VOIP.

A quick question. When you say that you put out 100 every Friday night, did you go back and remove them, or did you put out 100 new signs every Friday night?

Just doing a quick search through the internet for places to build a website, I've come up with a few dozen sites with a wide range of prices and services. I would like to start building a site to capture info from potential home sellers, and would appreciate any help, advice, or tips on what to watch out for when choosing a service.
