The property is located in Southern Maryland in Charles County a rural area that is quickly growing and about 30 minutes outside of Washington DC. The property is not subdived as of yet. One parcel was sold in 95 prior to my receiving the land. Currently zoning in this area only allows only one home per 3 acres. Right now I have two percs registerd by the Health Department. My intention is to keep the 9 acres that I have always known to belong to my family and build a home on it.

As far as the rest goes I don't know the best route to take. I would like to section off two three acre lots and build on them and then sell. I have to look at comps in the area to see the value of a 3 acre parcel of land, as you know the assessment value does not truly reflect its worth and right now that is all that I have to go on.

Hello to all,

I never really thought about developing but fate has dropped the ball into my hands. I inherited 9.5 acres of land according to the legal description but after getting a survey it turned out to be 23 acres. I want to learn all I can so that I can make educated decisions on what I envision as a great beginning to incredible future opportunities.
