Recently tried getting pre-approved for financing on a down payment for a multi family home. Rejection I ran into was a lack of work history (I need two years). Only other option of achieving financing through this means would be to find a co-borrower who has to be family related (as far as I know). Wanted to hear what everyone's thoughts were on my next best course of action. Been in touch with a realtor who had mentioned finding a partner to work a deal with (headed to a networking event tonight). Was also considering saving more money over the course of this fall to do a fix and flip or BRRRR. What are your recommendations?!

This is awesome man! Good stuff. Trying to get started on my first deal. How long was it before you had the renovations completed?  And how did you go about figuring the costs of renovations? Did you have an idea of what it was going to sell for in the future?

Interesting to hear. I’m actually looking to do the same. Im not looking to commute longer then 60 minutes to and from work and am looking to find something within the next 2-3 months price range is about the same. This would be my first deal! 

Wouldn’t mind having a conversation over the phone!

Haven’t considered commuting from Plymouth. Am I missing out on a lot of deals out there?

Is it realistic to find a house hack in that range, in that area that would require minimal/no work?

Is it necessary to be using ARV when trying to calculate the value and profitability of a rental property on the bigger pockets calculator? It's a required field. Should I just assume that it's the same as the purchasing price if I'm not planning on renovations?
