As I have heard there are always wide discrepencies when using online tools to establish values for a given area.

I came across a site called rentometer.com

I have looked through the site and it seems to have vague actual (historical and current) rental values for a range of SFR's, condos, town homes, etc based on room count.

Of course there will be different finishes in each home or views involved or site specific items... but for a quick look up of rates it seems to be okay.

Does anyone else use this site in the Seattle area? Is it BS or something I can add to my stock of property valuations?

Hi everyone,

I received a call this eve from my girlfriends mom and she had about 28 questions about property management. I could answer all of them for her, except one. She asked who she should talk to and possibly hire. I know of property management companies outside of Seattle that come recommended but not one for in Seattle.

Does anyone have a recommendation for a company that they have worked with in the Beacon Hill area?

Without walking the property myself and doing a full inspection it is impossible to give a realistic repair number.

If you have done your research on the area and feel it is a good buy ( even with the problems you stated above), you could always put an offer in on it and once you have it under contract with the seller, get a licensed, bonded, and insured contractor in the home to give you an estimate.

Welcome to the site! I hope your Texas properties have a limited number of cons. I myself have thought about investing out of state..... been keeping my eye open for a while in the Seattle area and.... well its difficult to find a deal that works.

So I searched for what I am looking for on the BP website, so forgive me if it has already been addressed and I missed it!

I am a contractor that will be purchasing property this year and my current CPA...... well lets just be nice and say I would like one that has real-estate experience and small business experience.

Does anyone have any recommendations for a person or company I could get in contact with?

@Steven Hamilton II I am looking through BP right now for a CPA that may fit my needs. I appreciate the link you posted here.

@Carmen Washington I do have a few questions.

First is the alarm system actually two different systems. Meaning are they wired for each unit and only for each unit. I assume they are but then there is also the question of can each alarm unit be billed out individually?

If each system is separate from the other AND it can be billed individually (also call the alarm company to see if there is any headache about switching the names to tenants then back again to you when they move out), then I say if the tenants want to have an alarm, they pay. You could politely remind them that like you said in your contract all utilities with the exception of water/sanitation are to be payed for by the tenant.

Let us know which route you choose and what happened!

@Matt Bowers Does Zillow have the value of santas house?

I ask because its funny and a couple years ago a buddy of mine that worked at google had to make a santa house on google maps, Ill have to take a look later if its there year round or if it was a seasonal thing.

Contractors aren't usually ones to ask about the value of a piece of real estate. In my opinion I would talk to a couple of real estate agents and see what their take is on the value and I would also look up 3 comps for your property. If you are not familiar with comps, they are comparable properties. If you are unsure how to do that there are some threads on here you can search for.

If that seems like to much work you could always hire an appraiser to get a value.
