Hey BP Team. My business partner and I are currently looking to pivot into the Gatlinburg STR market from the Chattanooga LTR market.

In our initial pro forma analysis, nothing is cashflowing…at all. Primary culprit? High rates. 

Are we off? Is anyone able to make the numbers work in this market at these rates?

BP Team,

My biz partner and i are looking at a possible flip/BRRR or two in order to gain additional capital for more rental buys. Two questions for the team:

1) what sub-markets/neighborhoods are looking ripe for SFH flips/BRRRs?

2) What price point (buy, renovations, ARV) is looking good for this strategy in Chattanooga in the near-term?

BP,

Wanted to quickly ask what others were seeing in the Chattanooga rental market. Given that it's the "off-season," are you seeing vacant units sit for longer than they would normally? How many days until you are getting tenants into vacant units? My partner and i have a unit that just came on market. Trying to manage our expectations. Thanks in advance.

Hey everyone. Now that the Chattanooga market has cooled off a bit from a few months ago, wanted to see what everyone's view of the current rental market is. Still strong rental demand. 

My partner and i have a new rental just across the border in N. Georgia and want to ensure we're priced right.

My business partner and I expect to close on our first rental in a matter of weeks. To increase learning and cash flow, we want to self manage the property with some help from a home warranty company to handle maintenance. The house is in northern GA and we are both long distance. We are trying to gameplan how we will work through the showing process (e.g. open house? electronic keys?) Does anyone have any good checklists or processes that they could share to help us work through this step in the process?

BP Team,

Need to crowd-source this one--I'm currently on the hunt for another Chattanooga rental. Given demand, price, and inventory, I have expanded my search to just across the border in northern Georgia as well. What considerations should i be aware of when buying in an adjacent state. As of now, i believe it's limited to ensuring that my lender and realtor are licensed in Georgia. Anything else?
