Wouldn't death certificates cause the foreclosure to go pretty fast?  I guess the whole process must still run out in a judicial state though.  I'd guess that you would then have to start eviction proceedings to remove the 'tenant with no ability to prove a lease'.

@Scott Carson and @Jay Hinrichs if I can get 12-15% for very little work (Performing) and 20% for full-time work (NPN), wouldn't it be smart to jump into the Performing 1sts initially? And what about being a buyer of recently performing to juice the returns a little bit?

@Dan Deppen I'm pretty sure @Brady Durr is going for that on Non-Performing Notes.  If it were performing, you wouldn't need "three exit strategies" right?

Brent Shryock would you give examples of MFH experience? Own a duplex, 25% partner in 20-unit, 100% of 50-unit, etc. what documentation do they need ?

So @Scott Carson it sounds like to get the best returns and smoother business operations, you are willing to deal with the 60-80% of the time you wind up owning the property.   It also sounds like "2nd non performings with 1st performing and plenty of equity" may be rare like unicorn.  Agree ?

Thanks! I'm wondering about a plan b where the kitchen is expanded out the back and connect a two car garage. What's the best angle to look into that? A designer or a builder that can develop plans?
