This is probably a huge repeat post. I apologize.

I was wondering what some (maybe 10?) of the top reasons people sell their property for below value. Some that I can come up with initially are:

- To avoid foreclosure
- Move b/c of a job
- Sick family member
- Death of a family member
- They inherited the property (out-of-state maybe?)

I'm sure the list could go on and on.. I would love a few more and any examples though..

I think the one mistake I made with my one and only rental property is not correctly adjusting the rents of the existing tenants.

I was nervous they would pick up and leave. Turns out they were more than happy to pay the additional money b/c of the improvements.

As someone who is new to the forum, I appreciated this post.

I haven't gone looking for what makes up a "team". Now I don't have to.

I am not big into buying books, because I feel like I have not discovered everything that this site has to offer.. Jun, anything specific you picked up or really appreciate from either of those texts?

To be honest I don't plan on heading to an REIA until I have something to contribute back.

As far as offering trade/barter -- Once I posted my work history at Google/DoubleClick and building internet marketing campaigns for some big brands people were all over offering trades/barters.

This was great for two reasons -- First it opened up some communication/networking/work opportunities. Second, It really spoke the friendliness and availability of the members in this forum.

I feel like that is a good place to start...

It seems fast paced once you find a deal, which is right up my alley. There is some great excitement to be had and of course, couple dollars to be made.

Getting started will be the most difficult part. Networking and building relationships with buyers/investors is my focus at the moment.. Hopefully it's the right place to begin.
