I've only been on BP for a couple of days now and i've learned so much from these posts! I'm a wholesaler myself from Gadsden, AL whose yet to Close a deal! @Quintessa Haynes, Hang in there, because throughout all the negative things people on here are saying about wholesalers, this is my Entry into REI! I'm a good person so I Will operate with Integrity! @Chris Boyd, I would love to have a copy of the One Page contract that you use. I'm still trying to obsorb information!

My problem is finding reliable buyers! All of them claim to be Buyers until it's time to move forward and purchase! I had a Killer Deal under contract but couldn't find Any Buyers to move on it! Even before looking at the house, I think they were mainly tire kickers anyway! I was asking for a little over half of its ARV with very little work to be done on the property! I do need some help though! Still trying to Close on my 1st Deal!

Wow! Before I read these comments I was excited about getting into this RE business through wholesaling due to the lack of money! I've been studying this for a while now and not only does it seems like an effective strategy, I know I can do this! I think being shady is just who some people are! Whether they choose RE, Law, Medicine, etc. I wouldn't say all are shady because i'm not! Plus i've been conversing with a couple that seem to be staight foward! Plus does having a license make u honest? That's just like saying everyone with a driver's license are good drivers and obey all the traffic laws! I'm going to be a Real Estate Investor and I realize that it won'the happen overnight but with persistence it will! Just have to stay away from discouraging conversations! At the end of the day, A GOOD DEAL IS A GOOD DEAL, regardless if you find it yourself or someone drops it in your lap! DO YOUR OWN DUE DILIGENCE!
