Thanks so much @Cody Race.  I'll be in contact with you as I look more at this market.  My post was just an initial thought and info gathering for considering the market.

Thanks @Chad Nagel. I have investing experience and am fully aware of inventory and the coming market. Inventory is always low if you are only searching MLS leads. But there are always properties to be had at great deals in any market if you know how to find them.

I am a full time investor and Realtor from Indiana who does buy and holds and fix n flips.  I have family in Englewood, Florida and am considering investing in the Englewood, Venice, Port Charlotte area.  I'd love to have a vacation rental in that area as well as regular rentals.  I am curious of others who invest in that area on your opinion of the market on either the long term rental and the vacation rental side.   I can do the market research and crunch numbers but would love to hear from others on the ground doing it.

@Joel Florek, have you come across anything similar out there in any market?  Its just a great idea, I'm wondering if someone else is doing it somewhere.    I really like the idea.  I'm thinking of ways that this could be a franchise opportunity, but I think dialing in the menu costs and options would be the most difficult thing to do. Also possibly have 2 or 3 quality tiers as far as finishes and grades of materials.  Perhaps a clearly defined spec menu of faucets, sinks, paint brands, carpets, etc.  Keep the menu simple, but with varying options depending on the quality of the properties your are working with.  I'm very interested in seeing how this progresses.

I really like this concept.  Too bad your are a good 2 1/2 hours away from me.  It would really help budgeting if you have set prices on your menu, especially for items that you know are cap-x or regular "turn" items that occur somewhat regularly, but can be scheduled out. Good luck with it.

Hey @Trent Sprague.  I'm an investor and Realtor in the Fort Wayne area.  I love looking at deals and crunching numbers to see if they could work.  Best part about working as an agent with other investors is they don't make emotional decisions like owner occupants.   I'm familiar with different investing strategies and quality of homes and types of tenants they will draw. If you are familiar with the BP calculators, that's how I do my own investments.  I've been pretty impressed with them.  Let me know if I can help.

@Anthony W. and @Kevin Manz I am also interested in MHP and am from NE Indiana (Fort Wayne Area).   My fortfolio lender (small local bank) I use for my small multis will loan on MHPs.  I know they currently have a couple in their portfolio. Kevin, I'd be interested in meeting up and discussing MHP and small apartment complexes. Anthony, have you attended Frank and Dave's MHP University?  EXCELLENT training for those interested in owning MHP.

Listen to every BP podcast.  Start at episode 1 and don't miss any.  Watch a few of @Brandon Turner's webinars.  There are endless ways to invest in real estate.  Figure out which one you gravitate toward and don't look back.  Become an expert in that niche.  Don't try to do everything.  Best of luck to you!!!!  As far as education.....As all the guests on the podcasts will say...Rich Dad, Poor Dad, Millionaire Real Estate Investor, 4 hour Work Week.  Listen to the successful guys.  Read what they are reading.  Read through the BP book list. Post: Student Housing in Fort Wayne?

I'm just curious if there is a market for student housing investing in Fort Wayne.  Obviously there are things to consider.  FW is generally a small market for this and only has tiny pockets of schools.  But some schools such as Indiana Tech and St Francis are surrounded by inexpensive properties that could be used for student housing within walking distance of the school.  They only allow students who are 21 by the start of the semester to live off campus, but is there enough demand to still make it work?  I'm just curious if anyone else has done it in Fort Wayne.  I can't find any posts in Bigger Pockets for this area regarding this.

Welcome to BP.  Read the forums, listen to the podcasts.  I listen to every one of them.  Great info. read the blogs.  Connect with folks here and ask questions.  Become a PRO member and utilize the calculators.  That alone is worth the cost of the membership.
