Post: Structuring land contract as a "Subject to"

@Kyle Woodruff I am looking to do a similar deal. The seller has an empty lot next to the house I already own and have a mortgage on.

I am looking to get a deal done where I can give the seller a 10k down payment on a 250k lot and do seller financing with a Promissory note where I pay the seller $100 more than what he is paying now and then I look for someone to buy the note from the seller.

If anyone is interested in buying the note please message me.

The seller is willing to do this, I am looking for a buyer that would want to hold the note and then I would look to combine the empty lot with my property and cash out refinance with my bank and the buyer of the note would get paid out.

I think this is something you might be able to do too Kyle, but what is you plan after you have the property? Are you going to build a Single family house or multi family on the lot?

@Dennis M. I plan to save up and buy cash.

Thank you very much for all of your responses. I will definitely pass on this information to my friend ASAP and hopefully get things resolved quickly.

I have a friend in a tough spot right now. We live in New Jersey and my friend recently purchased a property in Indianapolis, Indiana through Clayton Morris' company called Morris Invest. the rehab is not going well and the OceanPoint property management company is not reliable and difficult to get in contact with. Would anyone be able to recommend a different property management company? And would anyone else be able to meet with us if we fly out there?

As a Property Manager do you see or hear about any landlords looking to sell their properties before they are on the market? And are there any meetups for Property Managers? In Real estate meetings I usually only see flippers and buy and hold investors, never property managers.

@Leila Nosrati thank you for your advice. I called David Sayles office and was able to find an insurance to cover us.

Thank you all for your advice. I was planning on calling other carriers, but I wasn't sure if it was even possible. The rep from Geico made it seem like it was going to be difficult. The other 2 people on the deed will be residing in the home and are co-borrowers. They are not relatives, but very close friends who want to get into investing like me.

Hello BP members. I am in the process of buying a home and there will be 3 people on the deed including me that will be occupying the home.

Does anyone know which home owner's insurance company will cover us with 3 people on the deed? I called Geico and they said they couldn't find a provider. The home is located in North Bergen, NJ.

Thanks
