@Evan Polaski - I am working on dialing in assumptions and being confident in those assumptions. I've already built a model, tweaking it as needed, although I love what I see on 'Adventures in CRE' and may see if there is anything else I can incorporate. Sounds like assumptions experience comes through repetition, identifying patterns, trends and conversations with experienced folk. I understand there is no one size fits all, and expenses will vary depending on location. Thanks for the input Evan, very helpful!

Question for all the amazing BiggerPockets members.

I have underwritten a few small apartment deals (10-30 unit space) and am looking to further develop my skills in this area and being able to identify the profitable from the unprofitable. With little experience I end up spending a lot of time looking at and trying to figure out what expenses are realistic.

Is there any recommended training that focus on underwriting?

Open to paid seminars, books, specific podcast episodes, or free proven web resources.

If you're looking for a paid program/group, there are a lot of options including Jerome Myers' Myers Methods or John Casmon's Capital Impact Club that are at lower price points. A lot of the other ones (Rod Khleif, Jake and Gino, Think Multifamily, Joe Fairless, Brad Sumrock...etc) can come with pretty large price tags, but can be great too. Most of these guys have podcasts, so you could start by listening to their (and others) podcasts to get a feel for who they are and what they're about.
