Prior to 2022 this was a no brainer for about 15 years. With interest rates low, the HELOC always made sense. Now it is not so cut and dried. I used a HELOC to build my portfolio of rentals, but as someone else posted, know what your exit plan is going to be. When rates jumped and my HELOC payment went up, I was prepared to pay it off with the sale of a couple of non-performing properties. The good thing is the paid off HELOC is still active and I have access to a good amount of cash when rates go down. Hope that helps. Wade

It's a lot easier than you think. 20 years ago, my wife and I bought a single family home and did a few upgrades. At the time we were not intending to rent, but we purchased another home and decided to rent to friends. Believe or not the same residents are still there after 20 years. Waited a few years with one property and then used the equity to purchase a duplex. Using BRRRR I accelerated to 23 units in 3 years, some single family, duplexes, and a couple of 4 unit properties. Bottom line, you don't have to be a genius to make money in Real Estate, just take action. I am now a Realtor in Nashville Tennessee, and I try my best to steer first time home buyers toward properties that will be good rentals when they decide to move.

I currently live in Alabama about an hour from Birmingham. I have been investing for 4 years and own 21 units. Four single family with the rest duplexes and one 4 plex. My son was injured in September and is paralyzed. He was working in Nashville and he plans to return in April with me and my wife. We are looking for an apartment or house to rent that is handicapped accessible including a roll in 5x5 shower. We are having a hard time finding apartments with the shower requirement. Does anyone have any ideas for finding a house or apartment to rent with the handicap requirements. I’m not sure if this is the best forum area to post so if anyone thinks this should be posted in a different topic area please give suggestions.
