Hi everyone,

Advice on these damages.

1. The floor is really dirty. Is this considered wear and tear? The tenants claimed it was this color when they moved in. I know it was not but don't know if I can charge this and how much?

2. Water damage on the bathroom sink. We are not planning to change the sink or anything but it now has water damage. They also said it's wear and tear. The faucet is loose too and is this  considered wear and tear?

3. Mold and water damage on the kitchen sink... 

4. The tenant also burnt the area rug with a iron. Is this something we can charge and do we charge for what we paid for the rug or just partial?

 Thanks and hope to hear your advice to clear out these issues on my head.

Post: Steam coming off of steam boiler

So I went down the basement today to see the steam coming off of the steam boiler so much that it causes like a good amount of water on the floor. Can't tell the steam from the picture but it was coming off alot as though you're boiling a kettle...am I in big trouble?

@Jerome Schumacher Wow that's crazy. I think our tenants are never there and seems pretty responsible. If anything, this came from the last tenants.  We have to pay for water by law in Massachusetts unfortunately.

Turned out this came from a leak we had like 3 months ago. We fixed the problem already and the city said the graph shows the tenant's consumption is back to normal. So thanks to your advices, I will try to appeal/abate so I won't have to take on such a hefty bill. Love all your feedbacks!!! Thanks so much!

We just received a bill of $800 for sewage and water... It's usually just $200 or less. I called the city and they said the meter is fine. I had a plumber come take a look at it and he said nothing is leaking. The city is sending someone over to look at the meter to make sure for $75. Has anyone experienced this problem before? Any advice? I really don't think our tenants can use that much.

Also, I think since it's a small space and if you stage right, people can imagine themselves living in it better. So on days when you don't have AirBnB booked, you can bring people in to show the apartment. This is based on my experience and wish you luck

we had a hard time finding tenants due to bad timing too, so we did AirBnB. It worked out great and might be a good option for you too if you live close by.

Hi everyone,

We need a place to stay in for a year and we are thinking of terminating the lease early on our tenants and move into our rental place.  Is it legal to do so?
