I am an investor in Charlotte, NC who ai currently looking for buy and sell and buy and hold multifamily properties. I currently have 2 real estate agents working for me but neither seems to be really "working" for me. For the buy and sell properties I need someone who will actively look for opportunities for me and help determine ARV on those properties, for the buy and hold properties, i need someone who know the current rental markets and can quickly determine which ones can create immediate cash flow. The flip is going great so far, it has grown from a cosmetic flip to a full scale gut and renovate which for me has been much more exciting!  The house is a 1960's era split level with 3 beds and 2 full baths, however there was no existing master bedroom.  After speaking with a few local flippers, they advised me to add the master and so I did.  I kept the 3 bedrooms upstairs but turned the large den and laundry room on the bottom level into a spacious master with master bath and walk-in closet.  I was also able to keep a small 10 x 10 living area outside of the master bedroom which is a nice feature.  The laundry room is now a smaller closet accessed off the hall.  All of this required some serious electrical, mechanical, and plumbing rework which has gone surprisingly smoothly due to some excellent subcontractors.  I was shocked by the range of bids I received, especially electrical...$4,500, $6,500 and $9,500 for the exact same scope.  On the main mid-level I demolished all existing walls, installed a new beam above the single load bearing wall and have extended the original oak hardwoods into the kitchen which had been vinyl!  My guy did a beautiful job matching the existing wood!  All of the re-framing on the 3 levels is complete and I am just waiting for inspections to start closing everything up and begin drywall.  My jack of all trades who has been performing everything outside of the 3 MEP trades has been incredible and will be painting the exterior this week which he has already re-trimmed.  Will update in a few weeks if you are interested.  Thanks!

I am an investor who is currently acting as GC on a flip in Charlotte, NC. In NC a homeowner cannot obtain a building permit if the property is not his primary residence without first obtaining a surety bond. Had anyone else gone through this process, i assume I need a payment bond versus a bid or performance bond? Do i only need to obtain the bond for the value of the work? Any help is appreciated! David
