I am working to complete the requisite courses to obtain my trainee license.  However, I am finding difficulty in finding open positions for trainees in the Seattle Area.  Any real estate appraisers on BP have some advice on finding appraisal hours as a trainee and entering the profession?

The Strategy: Purchase single family homes with 20% down and live in them for two years to qualify for owner occupancy financing on a conventional 30 year.  After I have lived in the home for 2 years I proceed with my next purchase and rent my former abode.

The Problem: Very difficult to secure conventional financing.  My only debt is a mortgage, my credit in excellent, and my income stream is average.

The Question: How much should I be paying down my existing mortgage before I can realistically qualify for a second loan (to finance my next property?)

I added the addendum because I wanted to see how hungry the seller (or potentially the lien holder) was to sell the home.

I figured it could not hurt to try... Hence I wanted to post a question to see if anyone had success in attempting this.

Evidently not.

Has anyone had any luck requesting repairs and modifications with an inspectiion addendum when purchasing a short sale?

I drafted a list of repairs and modifications needed when making my last short sale purchase. Unfortunately, the listing agent was offended that I even made this attempt!

Are short sales generally sold "as is?"

What blogs, websites, newspapers, etc do you read to keep yourself educated about your local market?

Hello,

I have a BS in accounting and am currently employed by a local commercial developer (Seattle Area.) I assist with operations and construction management (including some physical tasks.)

Having already completed undergrad, I would like to take a step toward furthering my real estate education.

Has anyone completed a certificate program in Commercial Real Estate? How has it benefited your career? I am looking into a local program with the University of Washington.

Any advice or experiences would be welcome.
