Hello BP! How does everyone estimate capital expenditure costs? I know it's the big ticket items but is there a general rule you guys follow to estimate it when a lot of information isn't available online (besides actually visiting the property with a contractor)? Any advice would be appreciated! Victor

Harsh R. Hey! Welcome to BP! I'm a relatively new investor myself! I was born and raised in the Chicago area and currently live here as well. I just wanted to comment and add to your point on Chicago properties taxes. They are definitely high and still going up. It's sort of out of control. However, I feel like you can still find cash flowing areas as well. I am skeptical about those 10-20 k properties since most of them are in D class neighborhoods but I think there are B and C class neighborhoods worth investing in. Anyways, if you have any questions about the Chicago area in general, let me know! I've lived all over including various suburbs and city.

I'm not sure if I'd be adding to this discussion, but I agree with most people on this thread who have said that business and economy in Chicago is growing. Even though there are reports that there is a decline in the population in Chicago, I think it is relative to certain areas. There are many areas like the North suburbs and Northwest Suburbs of Chicago that will continue to boom. With all this being said, I think this is why our corrupt politicians in Illinois will continue to do whatever they want with the state at the expense of its citizens. They have no budget, they're hiking up property taxes and taxing anything and everything that they can. Recently, in Chicago, they started taxing plastic bags at 7 cents a bag. They will try to make money however they can whether it be through traffic cameras or parking meters that charge 8 dollars an hour in the city. But, they can do that... because Chicago will always be a booming city...depending on what you define "booming" as. Anyways, that concludes my rant.

Nice! Any of those cities you mentioned would be great to live in. They're pretty much A+ neighborhoods all in the suburbs of Chicago. I guess it all boils down to what you're looking for. If you have children and you're looking to be in a nice suburb with good schools and nice single family homes, Schaumburg, Arlington Heights, and Libertyville would be great places to look. If you want the city experience (great restaurants, bars, clubs, etc) then there are tons of other options.
