@Karen Margrave I am in the process of getting my license and I do work with a real estate company. I do have knowledge of real estate aspects. I was just wondering if it's hard at first since one has no experience on their own :-)

I do transaction coordination but it's the same as what the agent does

I do transaction coordinating  on a flat fee of $350 from the start to close of escrow.

@David Avetisyan Every letter is different. I don't use yellow letters I do it on writing paper.  It gets the attention of the person. It sure gets mine when I get handwritten letters.  

The 'I buy houses' is overused. 

I make it seem it's directly and personality written to that homeowner that way they think we are directly speaking to them and not everyone in general. 

I simply put my self as the homeowner.  

Would I take my time to read a flyer or letter that is in general and seems the whole neighborhood is getting them. I would say no and ignore. Now if it says my full name and looks handwritten I would be curious to see what it says. 

Trust me that works.  I have made handwritten letters to past clients of the broker I'm currently working and it gets a great response.  Hopefully this helps.

@David Avetisyan Could of close some deals but I didn't have investors that buy in Bakersfield.  Until now I found more and I will start going back to my marketing

I done direct marketing doing handwritten letters and I got back a good amount of response.

My best advice is to find an experienced agent in that area. Talk to different agents who specialize in rentals and investments etc and ask for their options.
