I am a first time landlord and with the weather her in Ohio projected to get down to -7 I am a little concerned about pipes freezing. I was wondering if it would be appropriate for me to send my tenant a reminder on how to prevent pipes from freezing (slow drip, etc) and to notify is immediately if they suspect something?

hello all, fairly new here but I do have a question. Recently bought our first rental property and everything has gone good so far with the tenant. Received a call yesterday that the tenant accidentally drove into the garage door and damaged it. They were very apologetic and are going to pay for it. Obviously if I need to hire someone to do it, the whole situation is fairly easy to handle. But I can do a fair share of things myself. My question is if it is something that I can fix how do I charge them? I don't want to just let it slide because I don't want to give them the wrong idea. I am going over there tonight to look at it and am not sure how to handle this. Thanks

that is exactly what I was thinking...seems like a decent neighborhood but people just aren't buying there

not the best as in living there or property values? Basically am looking to buy a property there but am not sure if people are looking to buying houses there or strictly renters

Does anyone is the Ohio area know anything about the Blacklick Estates neighborhood located in the Southeast end of Columbus? Any info. would help. Thanks

Thank you....can anyone refer me to a list of expenses for both flipping and holding? I know the general costs with both, but I also know there are more hiddden costs that I might have missed.

Patrick - I work for the city so I have sat in on an auction but buying a house at auction makes me nervous because you dont know what you are getting in to. I know the deals you can get but I would like to hold off on that until I get a couple under my belt atleast. I felt the same with our realtor and i expressed that to her, so I do plan on looking at a lot on my own. Zillow is my best friend, but I sometimes seem to find that misleading?

I am trying to do a pros and cons list to both holding and flipping....it seems to me that the major difference is long term investment compared to short term. is that accurate?

My wife and I are just getting started, we started to browse at properties and have been doing our research. I know how to do a decent amount of remodeling but am not sure what is the best option for us...buying and flipping or buying and holding (renting)? We live in Columbus OH and are about to meet with our realtor to start looking. I just want to make sure I out us in the best position. Thanks
