Post: Recovering 20K in back rent

Hi all,

After 21/2 years, I finally have a court date next week  to evict my non-paying tenant.This tenant has been on disability (questionable back injury)  for 5 years with no evidence of covid hardship. Since he hasn’t paid rent for the last 21/2 years, I have witnessed him with at least 4 new motorcycles. Can  anyone recommend a collection agency? Would that be the best way to recover my losses? Thanks!

@Grant Davenport

Thanks. Planning to use a collection agency once I get them evicted. In NY, it’s taking forever to get a court date.

I have a tenant in Broome county whose lease expired in 2019. I gave notice to terminate the tenancy 2/2020. He refuses to leave and I have not been able to evict. Despite getting monthly disability checks, he has pleaded “Covid hardship”, which is fraudulent. I have pictures of him riding on one of his new motorcycles (1 of 3 he has purchased). My current lawyer hasn’t been able to do anything. I have tried listing the house for sale but 2 brokers have quit because he is so difficult. He has many breaches to the lease including stating a fire ( burning garbage) in the backyard. Any suggestions on how to deal or evict this type of tenant? Thinking of getting a new lawyer. Any advice would be appreciated.
Thanks,

Voula

@Victor Buquer thanks! Appreciate your input.

I have a tenant that is angry because terminated his month to month lease. I gave 3 months notice. He has called the code inspectors and suddenly they are finding minor violations.

-1 set of exposed wires in basement

-1 loose ceiling tile

-a fixture on the ceiling that is loose

- a sink In the basement that is too close to the electrical panel

He has not paid rent and I have begun process of eviction. The code inspector stated that I still need to have the violations corrected or he will send me a summons to appear in court.

What am I obligated to correct if this tenant is not paying rent?

Thanks!
