Looking in Northern NJ for multifamily investment property. Been looking at 4 family units in walkable suburbs but inventory is limited. I was thinking of trying a different approach - looking for 2 duplex or 2-family houses with the net investment cost of being the same as one fourplex property. This does expand the inventory. Any opinions?

Lets try simple use case:
two family home that has 1 boiler. Lets say electrical metering has already been separated and just want to separate the heating system.

Looking to get a better assessment of the costs separating utilities so that each renter is responsible to pay their own heat. I know this question depends on a lot of variables so cannot give one specific answer so just looking for general ballpark numbers for different cases. Perhaps someone who has done this can provide some details on how much it cost them to do this with their rental units.

Anyone recommend any log book template for documenting the 750 hours required for qualifying as a real estate professional? Any software programs available to help make sure all pertinent details are recorded that a user might forget.

If you qualify as a real estate professional and you pay your own health insurance premiums - are they tax deductible? My CPA says no - unless you create a company, pay yourself a salary, etc.
What about if you have a home office is this tax deductible?

Been researching multi-family properties in Newark NJ and Harrison NJ based on their proximity to mass transit (path train). Anyone have any experience in these areas. Any recommendations whats a good cap rate? NJ is in a state of flux if you ask me with the oustanding foreclosures and Hurricane Sandy so would be interested to hear from current property owners.

What activities would fall under "Acquire"? Does the time spent looking at properties online fall under this category or actually going to physically visit the different properties?
