Thanks. Its a gas stove.  Tenants is also paying way below market rental rates.

Recently purchased an investment property in Newark NJ that had already had tenants living there that are MTM with no documented leases.  We have not sorted them out yet in terms of getting them on signed leases yet but tenant has been complaining that two of the burners are not working in the oven and wants it fixed. The previous owner never fixed it. Who is responible to fix appliances? 

mites that bite. Tenant got swollen from some bites. I guess he is allergic.

Reason I posted here was to see which way is better in terms of tax purposes. My current situation is my wife wants to change cars every 3-4 years so our comparison is buy and sell/trade-in every 3 years vs lease every 3 years. She also wants a luxury car (i.e. lexus/infiniti). If you figure the cost is the same either way is there one method that is better in terms of reducing tax liability?

Trying to assess whether we should buy a car or lease a car. Breakdown of our current situation:

1. we have one car (only need one car)

2. we drive less than 10,000 miles a  year

3. we use the car more than 50% for business related driving. (driving to our buildings, going to home depot, etc)

Should we buy or lease are next car?

I did get the call about no electricity when power went out in the area. 

Other things:

1. no hot water

2. leaks

3. pest control - this one has become a real problem. Got terminix but still  issue persist with mice.

I have seen some comments here where landlords put in the leases that the tenants are responsible for pest control. That being said I did come across an article saying in NJ the law states landlords are responsible for pest control costs associated with bed bugs.

Anyone know what is the rule in NJ (if there is a rule?)

The seller of the building I purchased a few months back had most of the tenants on a month to month agreement (no actual paper agreement). I want to convert them all to annual leases. What are the appropriate steps to take. This is in Newark, NJ. Can I just provide them new annual lease agreement and tell them they have 30 days to comply or move?
Do I need to give them any written notification prior to providing them new lease?

Wanted to get some perspective on the feasibility of having a in-house super.

Questions I have. Do you have a super? Why or why not? If you do have a super what sort of arrangement do you have? Do they get a discount on rent? Free rent? What is their responsibility exactly? 

We have a tenant that keeps complaining about house mouse. We had an account with Terminix so had them come in to address. They closed all the holes they found in the apartment, put traps and dicon poison in the apartment. Since the apartment is on the first floor we also had terminx investigate the basement where they put traps as well. We also took a further step by buying and providing tenant additional trap/dicon as well as the electronic repellant. We also put electronic repellant in basement. Tenant still says she sees mice in apartment. What can we do now?
