I have a chimney pulling away from the house near the roof. I've have a couple of contractors say it's outside their wheelhouse to do such a repair. Who is the correct person to do it? A mason? Any recommendations? The property is in Pittsburgh. Thanks!

I'm not sure if anyone else is having this experience but when I use the Forums result category and sort by Latest, the results are dominated by member profiles rather than forum posts.  I used the search term Pittsburgh.

Do you know if there any rules for underwriting conventional mortgages where the current configuration must be the zoned configuration?

What happens when an incorrectly zoned property is appraised (e.g. 3-units that is zoned as a duplex or 2-units zoned as a triplex (I've seen both))?

I'm looking at a small multi-family in the Pittsburgh area. It's zoned correctly on the county website but the seller does not have occupancy permits for the units. If the seller is unwilling to do the work to get the permits, how much of a risk is it to purchase the place? What goes into securing an occupancy permit? What do inspectors look for? What is the worst case scenario (given that it's zoned correctly) as to what they might ask me to repair?
