Hello everyone.

A tenant just moved in, says the water from the kitchen sink is blue and wants to test it for copper:

"My water from my kitchen sink was blue this morning when I went to rinse a glass. It’s not remaining blue, and

I am running the faucets."

They also attached the photos:

My property manager says they never encountered such requests and ask me what should they do.

What would you recommend? This is my first rental and I don't know how to handle this.

@Cody L. I think cash deals also imply quick closing times. How do you handle that? Banks usually require at least 30 days to close, often 45.

@Austin Fruechting you mentioned you opened a LOC with your bank. Was it a HELOC?

Is this information stated in the Condominium documents? Or how can I know that a particular HOA prohibits short term rentals?

I'm thinking about buying a 1 or 2 bedroom condo in Alexandria, VA (Landmark, Shirlington, etc). Does anyone have experience with renting such units in these areas on AirBnB? It's not DC per se, but close and I assume they could still be attractive for tourists.

What are the typical vacancy rates? Does it make much difference comparing to long term, traditional leases? Do numbers make sense at all?

I know it's quite a bit of work (not a passive investment). But I figured I could still make it work - my wife doesn't have a day job so she could potentially manage such a property.
