I'm new to this and inventory is tight, so I wanted to understand what happens when you purchase 2 homes on one lot. Is there a downside to this? Is it difficult to sell later on? What about if I wanted to split the lot lines at a later date, would I be able to do that?

Any helpful advice on this or additional information would be helpful.

On a podcast a tenant sued the owner for ownership of a tent on the property. I am looking for cash flow and not liability.

Haven't owned the property more than 24 hours and lower unit tenent wants to have their son rent the upper unit, build a shed for hands on work, and a fence for their dogs (2 huskies). Tenent is saying that they will buy the shed and fence and it will be with the home when they leave.

I heard a podcast on RE horror stories where there was a lawsuit over a shed. Is this a trap, please help.

Closing on my first property has been pushed back to 12/31. Before, the owner was going to send me the pro-rated rent, but now I don't really know how it should work with Rental Income/Taxes etc. Any suggestions are welcome.

I have yet to buy our first property and need advice. Here’s the journey so far.

1) Looked to buy local to self manage in Illinois but calculations didn’t work. Reside in Illinois suburbs.

2) Have a team (RE and Prop Management) in Columbus, OH. Bid offer price for a Class C property and was outbid.

3) Contingent on video tour property in Columbus Ohio but the inspection was $7k of issues. Owner was fixing, but second inspection didn’t pass. I was misled on the quality of the property. Walked.

4) Bid on a duplex in Cleveland, Oh but couldn’t agree on a purchase price.

5) Completed a syndication deal 9/30.

I don’t want to give up, but it has been a rough start. Please advise if you have any suggestions.
