Post: bathtub damage, use security deposit?

I think it depends on what kind of tenants you will rent your house to. If the property is high end and the tenants are usually very picky, I would say change the tub using the deposit. Otherwise I think charging a depreciation fee is enough. I had a similar situation where my tenant dropped food on a mattress that I provided and since it doesn't look obvious, I only charged her a little money. Also part of the reason was that my tenant always paid her rent on time and maintained the house rather well. So I don't want to be too harsh on her. Just my opinion.

Hey guys, I'm a millennial who has been keeping an eye on Boston market for 2 years. My first property is a condominium locates in Brookline and am closing a multi family which will need a lots of work in Waltham. Now I would like to get some experiences in foreclosures and please please share some information with me if you have any experiences. Any recommendations on where to start? Also I would like to know if you guys can recommend any great foreclosure agent in the area. I also need a great CPA who Is experienced with real estate investors. Please let me know if you know one.
