Hi All, who are interested in tax sales auctions. I am a newbie and have couple question regarding auction and I couldn't find answer online.

Baseline: Georgia, Gwinnett county. Redeemable deed (1year) with 20% premium.

Given: For example, in past auction 1 property was due $5k taxes and bidder won with bid $20k. Now I see that county posted list of exceeded funds and for this property there is $20k-$5k= $15k remaining balance and bidder can claim. I thought you will put on table whole bid and wait 1 year to redeem for whole bid amount + 20%. This is not one case, I found a lot of properties like that in past auctions.

Question: Is that right? Because you have more money than others  to bid and freeze now - you won, but rest of funds you can claim back later.

Joseph Firmin, thanks, let me know if you need any additional details.

Justin Miles, yes, you are right. It based on information that provided by County. I will be there on the next week.

Sam Bagwell, you are absolutely right, this is DEED not LIENS, my fault, but I can't update my original post.

Hello everyone! I am new in BP and really inspired of amount of information that being posted here. Right now I am moving to Georgia and looking for opportunity to start there in real estate investing. I was very inspired by thread: How to buy a tax deed at the Fulton County Tax Sale, Atlanta, GA - Thanks to Dan Mahoney! He described a guide how to search deed sales in Fulton County in Georgia. Since I have experience in IT - I automated all these steps and combine in one Excel file. Please find it here: https://docs.google.com/spread...

Any feedback is really appreciated. I am looking forward for any suggestions, ideas and improvement. What kind on information do you need and do you actually need such report or it's a waste of time. I would like to contribute to community of investors in Georgia.
