For more accurate data check the property currently listed for rental in specific zip code you are buying.

Check how long is it in the market?

That sometime give good indication of price point.

I usually see all that and more and put $25 to $50 dollar less on that price to be safe when run my number.

Post: 15 yr or a 30 yr mortgage???

Keep it flexible for your first investment.

You can always pay more over PMI if you want to finish the loan in 15 years.

I always take 30 year fixed.

Who takes care of the utilities ,grass ,snow removal ,water and sewer?

Do you have to do any rental inspection or registration in ks every year ?

Congrats on taking the first step but $160 is not enough you can find deals like this all day along in midwest .

Negotiate and try to get it for $60k at least .

Section 8 lease is yearly I already have the voucher details which seller have shared.

I was more concerned about no lease in place and can i do it once i close on the property without complications.

Based no you inputs its seems to be normal and i can do it after closing.

Hi Bp, I am looking for some input I am closing in on property where the seller is saying they don’t have lease agreement apart from section 8 voucher/form . He have send me that but it does not contain details on how to use the property ( basic housekeeping stuff) that you property management send . Also seller said he was managing it through its own llc. My question is what is the best way to go about it so i can have lease in place once i close 1:Do i have wait till current voucher expire ? 2:can i ask my pm to send new lease to tenant once i close ? -Vishwa

@Eric Schwake I have also looked into that, spoke with Corey I guess he was there point man for this.

He was able to answer all my question and I decided to check this further and he forwarded me an available note.

Looks good on paper, no hassle and get 8% return.

So I asked him few more question on property and repair mentioned and other paper he provided, he answered few and when i start digging more on how the cost was concluded he mentioned note is SOLD now.

Not saying it was but seems odd to me, he has not forwarded any note to me after that.

Do your due diligence ,Now that i know more overall its very easy to inflate the price based .

I am looking at a property for buy and hold ( rental )on KC zip 64131, as per my research it seems there are few good and bad places in this ZIP.

I am hoping if someone from the area could share any input on E 76th St and E 76th Terrace , exact address "7620 The Paseo, Kansas City, MO 64131", this is considered a C or D street and the expected rent from zip. 

Any input is greatly appreciated.
