Hello BP,

I am currently in the process of buying 8 condo units under one LLC. Units are located sporadically within the complex. Should I get one property insurance for all or for each unit individually? How much should deductible be for each scenario? How much for business interruption coverage? 6mths? 8mths? What's typical?

On a different topic, how much does it cost to replace a HVAC unit? My condo units located on upper level have HVAC in attic. Price range?

@Tony Velez and @Mark Elliott - Thank you for your feedback! I have attached couple pictures of the "heating system" from a recent inspection. Can you review it and provide your feedback on things to look for? Also, let me know whether it's a furnace or boiler in these pics.

I am currently looking to buy a 6 unit building and have been visiting properties for inspection. Every time I visit a property and inspect the furnace, I find the furnace and its piping overwhelming and confusing. Is there any education material out there where I can learn more about the multi family furnaces and it's working? Here are some questions: 1- Types of large Multifamily furnace options 2- Which systems require more maintenance than others 3- How are the systems split for each unit 4- Things to look for during inspection 5- Which systems should be installed for 6 unit building 6- Any other useful tips and advices Thanks in advance!

I am curious to know how various landlords deal with tenants wearing shoes inside the units. I am sure carpeting and hard flooring goes through "wear and tear" more quickly than tenants that don't wear shoes in the rental. Thoughts?

Chris Heeren Your guest appearance podcast on BP was very interesting and inspiring. I too am currently working full time and have a long commute (approx 3hr round trip). I was inspired by your dedication to get into real estate after coming home from your day job and working till midnight. I will be trying to my push myself in doing the same as well. I was curious though, what other podcasts are you listening too? Any specifics you would recommend? Thanks!
