Illinois realtors - 

I would like to ask for your suggestions on where to take online real estate education. I came across some names and looked into them but would like to get personal references from people who have taken the courses. Some of the names I looked into are Real Estate Express, Illinois Realtors and Real Estate School of Illinois. 

If I'm doing the online course, is the final exam proctored at a physical location? If so, how much does it typically cost?

Any tips/suggestions greatly appreciated. Thanks!

Has anybody used Letts Property Management company? If so, your thoughts on them? 

I am looking for property management company recommendations in west suburbs of Chicago. Looking to hire out 20 units in Aurora, Naperville and Plainfield. Please let me know any good ones, bad ones to stay away from and their charges (if you know). Thanks in advance!

 I require 30 days pay stub to verify employment and she agrees to provide that. My only dilemma is that she wasn't good at finance and money management that led to her first bankruptcy, what's preventing her from making another money management mistake as a renter? On top of that, she will be the only income earner in that unit. You would hope people learn from their mistake.

I have someone interested in an apartment that has low credit score (high 500s, I require 675) and verbally told me about a declared bankruptcy about 1-1.5yrs ago. She meets the income requirement and has been with the same company for several years. I inquired if she is open to 2 months rent for security deposit since her credit is so low and she is in agreement. She mentioned she had purchased a home while back and bankruptcy was related to that. What do you guys think? Should I cut her some slack or not waste any more time?

I would like to know the process of evicting someone who has a service animal. Is that any different than the normal process? Late rent, not pay rent, noise disturbance from excess barking in the building, etc all legit reasons to evict a tenant with service dog? 

p.s. i understand you are not a laywer.

I also would not use text as a form of official communication regarding this. At a minimum, use email. Text is too easy to get lost or mix-up intended timestamps.

 Good point regarding text messages. I started thinking about that recently and thought, it might be better if I wrote up some kind of template that I can use at every final walk-thru to fill in the blanks and have tenant(s) sign. This way I give them a copy and I keep one. Regarding finding damage(s) not found on final walk-thru, I only provide option to write a check on the spot only based on my [good] experience with tenant(s).
