For rentals,

1. I buy cheapest possible appliances at lowes. When you buy new appliances at lowes they offer  a $99  5-year in house maintenance plan  which I purchase so that I am covered for 5 years.

2. After 5 years if any issues raise, i repeat (1). 😀

You can always get the current highest bid by calling county Clerk of Court's (CoC) office special proceedings section (you will need to give them the file number).

Some county offices will divulge "who" the current highest bidder is and some will not.

How about investing in REITs. Less riskier and headache than HML

Go to the Forsyth county clerk of court's (CoC) office and look for recently completed foreclosure files (special proceedings). The CoC office should be able to help you with finding a few files that have been foreclosed in the past 6 months. In the files you will see a "Final Report" filed by the Trustee of the sale accounting for the money received at the FC sale which includes the sales commission (5%), attorney fees and other charges. This should give you a rough idea about the costs.
